FAQ

If I renew, will my guarantor have to sign again?

​Yes, your guarantor will have to sign again for your new agreement.

If I don’t want to renew but I want to switch to a different floorplan for the following year, can I?

Yes, you can enter a new application with the floorplan of your desire. You will have to move out during the end of your lease and then move back in when the time comes. We will not be responsible for your stay duration.

How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is as easy as 1, 2, 3! Just follow these steps: 1. Open your renewal email from us 2. Review the terms, and click “Accept” 3. Follow the prompts to sign the new lease agreement It’s that easy!

What utilities are included in my monthly installment?

​All utilities are included in your monthly installment. The included utilities are water, sewer, electric, trash removal, high speed internet, & pest control. However, renters’ insurance is not included.

If I no longer want to sign an agreement, will I be refunded?

​If a pre-payment of rent or other non-application-based fees is paid, then this money will be refunded. Please note that a refund could take anywhere from 30 days to receive.

Is parking included?

The Accolade on Chestnut does not have parking. Since we are less than 5 minutes from UPenn’s campus we do not have a parking site. However, there is street parking available and parking garages in the area that you may be able to rent.

When is my first payment due?

​The first installment is due Aug. 1st.

What furniture is included?

Our apartments near UPenn will include a full XL bed frame and mattress, desk, desk chair, lounge chair, coffee table and (2) two-drawer stackable dresser. In two bedrooms and one bedroom the common space will contain a sofa, armchair, side table, media stand, coffee table, dining table with chairs or a breakfast bar and bar stools (depending on the floorplan), and kitchen appliances that include a refrigerator, microwave, oven, and dishwasher.

Can additional furniture be brought into the apartment?

​You are welcome to bring additional furniture with you but don't forget that we fully furnish all our apartments. We cannot take any of our furniture out of our apartments.

What type of agreements are available?

We have only 1 lease term. All of our agreements are per person for 12 installments. At The Accolade on Chestnut, you are not responsible for anyone else, including roommates. There is no liability on your end to pay the rent of any other resident or roommate. Please keep in mind that the price you are seeing for our floor plans is the price per person, per bed for each installment.

How do I request maintenance?

​To request maintenance simply log into your resident portal and click the maintenance tab. From there you will be able to submit a request detailing whatever issue there may be.

If I am over 21, do I need a guarantor?

​No. All agreements aren’t required to have a guarantor. If you want a guarantor then you can apply with one. You will skip having to pay a security deposit. If an approved guarantor cannot be obtained, Greystar will accept a prepayment of two installments.

What insurance in needed?

​You can use any insurance provider of your choice. However, if you don’t currently have one, we can connect you with Assurant a preferred provider we work with.

What’s my mailing address?

​The mailing address will be 3600 Chestnut Street, Philadelphia PA (apt #) 

What is a “renewal”?

​Are you loving it here and can’t imagine leaving at the end of your agreement? By signing a renewal, you get to extend your stay in our community!

How are roommates matched?

​Rooms are assigned first come first serve. If you have a specific layout/floor plan request please include it in the "Bedroom/Floor Requested" section of the application. Please note this is a request and is not guaranteed that we will accommodate the request. Please also make sure that you include any preferred roommates in the "Requested Roommate" section. If you do not have roommates, please note that you will be matched based on roommate questionnaire in your application.

If I renew, do I have to move out then move back in?

When you renew for our apartments in University City, PA and choose to stay in your current spot, there's no moving is required!

Will you send me a bill for each installment?

We do not send any invoices, but for your convenience, you can use our online resident portal to check your balance at any time. The front page of your agreement dictates exactly when each payment is due.

Can I sublet my room?

​Unfortunately, we do not allow subletting; however, we do allow agreement reassignments. There is a relet process you can complete. Please contact the office to learn more about this process and how to complete it accurately.

Can pay my bill with a credit card? Is there an extra charge?

Great news! We have a feature that lets you pay online! View your balance, submit electronic checks, or pay with a Visa, MasterCard, or Discover from any computer. Please note that certain payment methods will incur a service charge. You can even submit maintenance requests. Just log onto our website, click the "Resident's" tab, and click the "Pay Rent" link. This will take you to our resident portal.

Do you allow pets?

​Yes, we are a pet friendly community. You will have to pay a non-refundable pet deposit of $250.00 and a monthly pet rent of $50.00.
