General Leasing Questions

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.

How close to campus are you?

We are located 0.4 miles from the University of Pennsylvania.

What type of leases are available?

We offer 12-month installment leases for studio, 1- and 2- bedroom apartments.

What utilities are included in my rent?

Our rental package covers all utilities and internet. Cable is not included.

Are apartments furnished?

Our apartments are fully furnished and will include designer furnishings, granite countertops, stainless steel appliances, and an in-unit washer and dryer.

What size are the beds?

Our beds are full-size, extra-long. We suggest you bring queen-sized sheets, which will work well instead of paying higher prices for “special” sized sheets.

Can additional furniture be brought into the apartment?

You are welcome to bring additional furniture with you, but don’t forget that all of our apartments are fully furnished. You are welcome to move the furniture around to best suit your preferences, however if any furniture is removed from the property it will need to be stored at the expense of the resident and brought back at the end of your lease in the same condition it was originally in.

If I am over 21 do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained The Accolade on Chestnut will accept a security deposit equal to one installment. If you choose to pay a security deposit, it must be paid at the time of signing your lease.

How are roommates assigned?

Roommates can be matched in a couple different ways – either you tell us who you want to live with, or if you don’t have roommates in mind, we are happy to do the matching for you! We look closely at the information both you and your potential roommates have provided in your application and on your roommate matching card and work to find people that have the same or similar preferences. Although we don’t guarantee a perfect match, you can rest assured that we do our best to find your perfect roommate.

Can I pay my bill with a credit card? Is there an extra charge?

Yes! View your balance, submit electronic check, or pay with a Visa, MasterCard, American Express, or Discover from any computer or smartphone. Visit Unionon6th.com and click the “Resident Login” button. There is a 3 – 5 percent convenience fee to make payments with credit card, or $1.50 fee for eCheck.

Do you have a meal plan?

Meal plans are not offered at The Accolade on Chestnut.

What if I need to cancel my lease?

Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. A resident seeking to exit their lease must find a new resident to take over their contract through our relet process which includes a $200 fee.

If I pay in full, do I get a discount?

The Accolade on Chestnut does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!

Do you allow pets?

The Accolade on Chestnut is a pet friendly community! No more than two animals are permitted a single apartment. If interested in bringing a dog, it cannot be considered an aggressive breed or exceed 75 lbs fully grown. All animals must be approved by the property and we do not allow visiting pets.

Is parking available?

We will not have parking available on site.
